Definite impact.  Most people want to be near a good school, e.g. within &quot;walking distance.&quot;  But they do not want school kids cutting across their yard, listen to kids on the playground, etc.  The noise factor is a big negative!

That&#039;s a small lot.  If you had a large backyard where you could screen sight &amp; sound of the tennis courts &amp; horse trail with a lot of trees, it could be interesting.  But that&#039;s too small a lot.  You&#039;d need at least an acre.</description>
