How much should you expect of your real estate agent?

dulladdress asked:

In other words, I’ve come to like several places that I saw without my real estate agent during open houses. Is it fair for me to ask him to check them out and give me his opinion during the work week?

If you have contracted him to be your buyer agent, of course its okay for you to have him check the properties out. If you haven’t contracted him to be your buyer agent, then do.

i am an agent, and trust me the first thing you want to do is tell them you found a place and you would like them to see it. we are trained for this, and they will be able to tell you right away if it is a good deal, or whether there should be some negotiating. on top of that, if you write an offer without them, and you do have an exclusive buyers agency agreement, you still owe them a commission.

if they are doing their job right, they will be more than willing to go to the house, get the inspections done, put your offer in and fight for your rights and interests! if they don’t, then you need to get out of that contract and find a new agent…..

Of course you you may do it. You should do it. Your agent works for YOU. I’m sure your agent will be happy to do it.
If you really like these properties and afraid they’ll be sold before you have a chance to make your offer, tell your agent to go right away. A good agent will do it on a week day, weekend, any time you want him or her to do it.
