I want to sale my home in texas without a realtor. Anyone know what we need to do?

weirdone asked:

We didn’t plan on selling the house, but we have someone who came up to my husband and said he was interested in our house. We would like to sell to him without a realtor, but don’t know what we would need to do to do so. Would it be easier overall to just get a realtor? Is there a website that will help us? Any suggestions or advice is welcome

No need for a Realtor, there job is to do what you have done. Get a real estate attorney -.

hire a local real estate attorney to advise you and draw up the necessary papers.

he’ll be a lot cheaper than a Realtor and his professional advice may just save your tail.

If you don’t mind my asking, what county are you located in? It’s not necessarily easier to get a real estate agent and you also have to think about the 6% commission that they will draw at the closing table. A real estate attorney is not necessary as long as both you and the buyer agree to all the terms of the sale. Go to your local title company (look in the yellow pages under “Abstractors” or “Title Companies”) and they will be able to supply you with a contract. Both you and the buyer need to sit down and complete all the blanks on the contract, agreeing on who is to pay what fees and what is to be included in the sale of the home (acreage, mineral rights, appliances, etc.). Once you have completed the contract, initialed at the bottom of each page, and each party has signed the contract, you should deliver the completed contract back to the title company. If you are using a decent title company, they will hold your hand and walk you through the entire process.
