If you are sure you can do all of the paper work correctly to protect yourself from all legal eventualities then go for it…if you have any question as to any legal liabilities you had better use an agent, then their license, broker and company have the liability for making sure you are protected.

Sometimes. Just understand that in terms of negotiating the price, navigating the home inspection, appraisal, screening/prequalifying the buyer, and about 100 other things that can and sometimes do throw an expensive wrench in the works, you are on your own. There is negligible “legal” protection, it just comes down to who the best person is to steer the transaction to a close.
If you really do have a bona fide buyer, find a really good agent and offer them 1% to steer the thing across the finish line. If the deal dies, you’ll at least know it wasn’t for lack of competence on your end, and you may have found the right agent to list it with.
