Source for home sale transaction prices?

mike s asked:

Hi,

I am looking for a source of both timely and accurate data of actual home sale transaction prices to cover the South bay of Northern California. I am aware of Domania and Tulipa but they appear to either lack timeliness of information or accuracy. Ideally I would like access to the type of reports that relators can provide indicating actual transaction price, address and a brief description of the property. Is there a service one can subscribe to provide access to this information for non real estate professionals?

thanks mike
Please note that I place Zillow in the same league with Domania for timeliness and accuracy.

Check the county tax collectors records. Often they are available on-line. That’s what I do, I’m a Realtor.

    Hi Mike,

Most Realtors will be happy to keep you updated on the sales activity. Call up an Agent and tell them what you’d like to know. Then be nice and polite and ask if they would mind just forwarding you some data from time to time. If they are nice about it and say sure. Then tell them that you will be sure to refer them to anyone you know who is buying or selling. Then do it.
Realtors are not as strictly “for profit” career. Much of what Realtors do for people is free and offered generously. Give yourself the chance to find that out.

    Best of luck,

What are you looking for evidence of a bubble popping? The last i herd of a up swing in the market they compared 2004 Dec with last month and said there was a up swing and the bottom was hit. Great spin since of they used Dec of 2006 it would of showed a big drop. Great spin.
