What do presale home inspections look for?

What items do inspectors look for during a pre-sale inspection. Also, what types of issues would a bank decline a loan on? Do cosmetic type things count?
My home has a few issues but they are minor. My deck stairs are new but the contractor placed them in a little crooked. So they are uneven. Will I get hit for this? A few tile in the kitchen are not completely flat. The kitchen counter is a little crooked also. Everything functions good and is solid, just not perfectly straight. Two ceiling fans do not have wall switches, they use the string pull method. Does this matter?

Try and fix anything you can. It really depends on the buyer and the type of loan they are getting. Government backed loans for first time home buyers are very strict! BUT if the buyer has 20% down and wants your home the bank could care less if there is a crooked tile or counter or step!

You may get pegged for uneven stairs and anything that looks like it’s in wrong. The main issues are the roof, leaks. plumbing problems. electrical problems. any unsafe conditions.
The bank doesn’t get to see the inspection report, just the buyers. If there’s anything they don’t like they can walk away from the deal or ask you to repair it. Mold would be a walk away item. uneven tile would not be.

All depends on what area you live in and what kind of mood the inspector is in. Go to Home Depot or lowes, ask a local contractor thats shopping there, he’ll tell ya.

Though the things you mentioned may not add to the attractiveness of your house, the inspectors are only to look for those things that are not functioning as they should or are malfunctioning. They will check all your water and pipes, everything electrical including your outlets, appliances (if they are staying with the new buyers), heating and air conditioning units, roof and eaves, siding, fireplaces, etc. They check every window to make sure they function. The inspection for the sale of our home took 4 hours. The guy looked at everything.
